Fall is a good time to protect against winter Ice Dams
Ice dams can be very destructive causing significant damage to a property if left unaddressed.
What is an Ice Dam?
An ice dam is a ridge of ice that forms at the edge of a sloped roof preventing proper water drainage of snowmelt.
What Causes Ice Dams?
Ice damming occurs when the attic temperature is above 30 °F and the outdoor air temperature is below 22 °F. Ice dams form when snow build up on a hot roof rapidly melts then flows down the roof line freezing as it accumulates in gutters, creating a dam of ice. The ice dam blocks natural drainage, forcing snowmelt into building structures and under roof shingles causing considerable damage.
Prevention is The Best Defense Against Ice Dams
Correcting ice dams is almost always more expensive than preventing them. Prevent ice dams by keeping your roof temperature below 30°F in winter. To do this you need to ensure you have sufficient attic insulation and proper natural or mechanical roof ventilation.
